Good evening Neil,

Christina and I have been long-time supporters of yours; ever since we purchased a property in Pakenham VIC (2002) and then attended a seminar at which you spoke several weeks later. I recall sitting in the crowd and seeing the name of the agents to be wary of flash up on the screen and thinking – we’ve been duped. All was not lost and your team at Real Estate Monitors provided us with a second opinion on the property sale and we avoided paying some of the additional costs. Ever since then we have only dealt with ‘Jenman Approved’ Real Estate Agents - which brings me to the point of this e-mail.

Over the past two years, we have been forced into selling three of our properties –one in Ipswich QLD and two in Jerrabomberra, NSW (down near Canberra) - in order to fund an unrelated legal battle. As a starting point we contacted the Real Estate Monitors to source a ‘Jenman Approved’ Real Estate Agent in the area. For the NSW properties we were recommended Buckley and Holland Property Sales in Queanbeyan NSW.

Initially we were impressed that John Buckley took the time to travel to Sydney to meet with us personally and step though what he could offer and assure us that he had our best interests at heart. Whilst the sale of the first property sold for under what we had hoped for, due to some timeframe pressures on our side and a drop in the market conditions, we were not disappointed with the service and professionalism of Buckley & Holland as Real Estate Agents.

When it came time to sell the second property, we naturally contacted John Buckley to handle the sale again. Once again he took the time to travel to Sydney to meet with us again and introduce to us his new ‘trainee’, Michael. This time round we had a challenge for John. We had only contacted John in early October to let him know we needed to place the property on the market, but to add to the pressure we needed settlement to occur no later than 28 Jan 2011. In essence we were still after the best price possible, however the overriding factor was achieving settlement by the 28 Jan 2011 – no if’s or butts. Without this added pressure John estimated that the property was reasonably worth $620,000, however, it was also a Defence Housing Australia home with a 7 year lease remaining. John went straight to work testing the market and the first offer we were made was $520,000, which we were happy to accept if the condition of achieving settlement by the 28 Jan 2011 would be met. John took an immense interest in our sale and made it quite clear to any prospective buyers that we needed a deposit and signed unconditional contract before we would take the property of the market and not accept any further offers. He contacted several more prospective clients and accountants to keep working the market. This was at a time when several of the other buyers were stuffing around and started wanting to change the terms of settlement. He eventually found the right buyer on the 16 Dec who walked in with a $55,000 deposit and signed a contract for $550,000 without any hesitations regarding our conditions of sale. So an unconditional contract was achieved on the 23 Dec 2010, with settlement to occur on the 28 Jan 2011. With the tight timeframes and access to the property being limited leading up to the Christmas period; John Buckley had even organized and paid for a Building & Pest inspection for prospective buyers. Even after the contract was signed, John and Michael continued to liaise with ourselves and the solicitors to ensure all was in place for settlement to occur on the 28 Jan 2011.

Whilst we were bent over a barrel in having to accept basically any offer to achieve settlement prior to the 28 Jan 2011, John Buckley and his team went to extraordinary lengths to continue to work the market and achieve the best price possible for us under the circumstances; an additional $30,000 above what we were first willing to accept. I cannot speak highly enough of John Buckley and his team at Buckley and Holland Property Sales. Not only did he genuinely have our best interests at heart, he became like a friend with whom I could trust to tell the secret that you should never tell your Real Estate Agent – we didn’t have a lowest price that we were willing to accept; we needed to achieve settlement by the 28 Jan 2011 regardless of the price. I found out later that one of the earlier interested buyers lodged a complaint with the Office of Fair Trading over what they perceived to be unfair conditions of sale, even though they were unwilling to sign a contract and put down a deposit – go figure!! I believe John has sorted all of this out now and was never in breach of any of the regulations in the first place.

I would also like to thank you for all your continued work in inspiring Real Estate Agents like Buckley & Holland to act ethically and in their clients best interests. Keep up the great work and if you ever need an honest and reliable Real Estate Agent in the ACT/NSW – ‘You’ve got Buckleys!’ – Buckley & Holland Property Sales.
